As your AC cools the air, it removes moisture that drips into a drain pan and flows through a condensate drain to the outside or a floor drain. Algae buildup can clog this line, causing the pan to overflow. Other causes include a frozen and thawing evaporator coil (often from low refrigerant or restricted airflow), a cracked or rusted drain pan, or improper installation slope. For heat pumps in heating mode, ice buildup that isn't draining properly can also cause water issues. We diagnose the exact source and repair it completely, including flushing and treating the condensate drain to prevent recurrence.
